There’s a New Dog in Town


Warrensburg, MO – There’s a new kind of restaurant coming to town that won’t be serving your typical hamburger-and-fry fare. “Crazy Dog” will be specializing in gourmet hot dogs, wings and beer.

Brandon Godwin and Casey LeBlanc, owners and managers of the Quiznos in town, just signed the lease this week and are beginning to work on their new endeavor.

“We wanted to do something new,” Godwin said. LeBlanc explained “We were just talking about hot dogs one day and how they would probably be the next big thing, so we decided to make up a menu and we did,” she said. “It’s like the last American category that hasn’t been taken to that level,” Godwin said.

“Crazy Dog” will be in the new Central Plaza Shopping Center across from Family Video. “We are the first ones to sign a lease there,” Godwin said. “We are going to be the end building with the double windows and the patio,” he said. “And we have a drive-thru, which probably won’t be open in the beginning.”

LeBlanc said they chose that location for the patio mostly. “It’s also a block over from the university, and it’s on the main road in town,” Godwin said. “And it’s a block up from Pine Street,” he said with a smile, “so, we might plan on being open late at night on Thursday, Friday and Saturday.”

They are starting to set up there now and trying to get the equipment in. “It’s all new construction, so the concrete hasn’t even been poured inside,” LeBlanc said. “It has some work to be done. But hopefully, we’ll be open by Jan. 1.” “That’s like the worst case scenario,” Godwin added. “It would be nice to be open by Dec. 1.”

Godwin takes the credit for coining the name “Crazy Dog.” “I just said it one day, and it just stuck.” LeBlanc said he kept trying to change the name, but it was already set. “Then, we bought the domain eatcrazydog.com, which made it official,” Godwin said.

Boar’s Head will be Crazy Dog’s supplier of all the beef hot dogs and many other ingredients, which Godwin said they are pretty excited about. So what will the menu consist of? “Beef dogs, chicken dogs, turkey dogs on like a parmesan bun or toasted bread…” Godwin said. “We will also have wings and bottles of craft beers, like Blue Moon and Boulevard, for sure.”

They are still working on the prices of the menu items, LeBlanc said, “but we want you to be able to get lunch for $6 to $8.”

Godwin said he thinks “Crazy Dog” will definitely fare well in this college town. “We want to start here because we know the market, and we’ve lived in this town. And then, maybe we’ll expand in another town,” Godwin said.

Tax deal will cost area $31,000 in revenue


The County Board of Supervisors on Sept. 20 approved lowering the 2011 property tax assessment for the Valley Verde Center shopping area on Duval Mine Road by $1.2 million, a decision that will cost local and county taxing districts $31,000.

The board approved a settlement for the 2011 tax year rather than fight it out in the Arizona Tax Court, where the property owner had filed suit. The settlement followed a July 14 decision by the State Board of Equalization that lowered the assessment for the 2012 tax year and applied the SBE outcome to 2011, Pima County Assessor Bill Staples said.

Staples said the problem began after the former Kmart building was purchased and upgraded by CJR Investments in 2003, led by Gary Heinfeld. Staples said the assessor’s office made a mistake in not monitoring town building permits closely and should have increased the assessment from $2 million in 2006 or 2007, but instead raised the figure to $6.9 million in 2011, a time when many property values were dropping because of the recession.

“They did extensive work in 2005, ’06, and ’07. We should have adjusted the value then, but it took us until 2011. It took folks’ breath away. They did have a successful appeal in the state board of equalization for 2012, and they did file a lawsuit for 2011,” Staples said.

“We agreed to the value established at the state board for 2012. We agreed with that value for 2011, so it’s a one-year loss of tax revenue that the county board approved,” Staples said.

The SBE online docket information says the property owner provided sales data of comparable properties to support a reduction from a full cash value of $5,389,785 to $4,200,000. As a commercial property, its assessment ratio is 19.9 percent, so the tax rates are applied against a value of $834,960.

The combined tax rate on the assessment reduction yields about $31,000, which would have been split among the Sahuarita Unified School District, Pima County government, Pima Community College, Green Valley Fire District and smaller entities.

BuildFax: Remodeling Up Since 2004


As home building remains bleak, good news still remains for contractors. Since 2004, BuildFax has been tracking data about home-remodeling activity which was up 22% in May over a year ago, reaching the highest level since BuildFax started.

It is not surprising that people are choosing to remodel their homes though, because underwater mortgages and tight access to credit have squelched many homeowners’ ability to move. The next best thing to buying a bigger house is creating one.

According to BuildFax Vice President of Research and Development Joe Emison in a news release, “Through the first five months of 2011, we have seen impressive gains within the remodeling index, and May has continued that trend with a record-setting month.” Emison also said, “Even with the continued struggles in the economy, the remodeling industry has been a bright spot, as consumers look to make upgrades to their current homes, rather than purchasing a new residence.”

BuildFax found that remodeling increased month-to-month in all regions: 18% in the Midwest, 12% in the Northeast, 7% in the South and 7% in the West. Numbers were up year-to-year in three regions: 21% in the West, 10% in the South and 9% in the Northeast. In the Midwest, remodeling was down 11% from May 2010.

The National Association of Home Builders reported that its Housing Market Index, which measures builder confidence, rose two points in July, after falling three points in June. But the index, at 15 points, remains far below 50, the number at which sentiment is more positive than negative.

NAHB chief economist David Crowe said in a news release, “We view the upward movement in the July HMI as a correction from an exceptionally weak number in June that was at least partly attributable to negative economic news and the close of a disappointing spring selling season.” Crowe continued “Basically, the market continues to bounce along the bottom, with conditions in some locations beginning to improve.”
